Property Policies
All of our policies are in place to ensure that all guests enjoy their time at our little slice of paradise! See our policies along with some property information below:
Our Season is Mid-May to Mid-October
Advanced Reservations for the 2024 season will be available the first week in January, 2024. There will be a 4 night minimum between July 14th-September 4th, 2024. There will be a 2 night minimum on weekends outside of these dates. If you reserve an advanced reservation you are held to the minimum night stay at the time of booking. Please do not reserve nights you plan to cancel later as this will result in full cancellation. You will of course be welcome to wait to re book later if dates open up.
Reservations
Each cottage/campsite requires a 50% deposit when making a reservation. To reserve day-of reservations please call our office at

Nightly minimums are in place for advanced reservations, all dates open up 2 weeks prior depending on availability. There is a 2 night minimum on weekends: weekends open up the week of, depending on availability.
*Please note that all of our RV Lots will be fully seasonally occupied for the 2023 season and so there will be no nightly RV reservations available at our property in 2023.
*There will be tent sites available for tents, pop-ups, teardrops, truck campers and small camper vans (18ft). No motor homes, RVs, or travel trailers are permitted in this part of the property, regardless of size etc... the grounds are not meant to host these types of vehicles, there will be no exceptions.*
Check-in
Check-in begins at 3pm but is not guaranteed at 3pm. All guests must check-in at the office once arriving on property. You are welcome to arrive earlier and use parking facilities and visit the beach.
Please treat our staff members with kindness and consideration.
Check-out
Check-out is at 11am, unapproved late check-outs may incur a $50.00 service fee.

We ask that guests leave their cottages in respectable condition; a lot of thought and care goes into each and every detail. Any damages will be charged to the card on file.
Quiet Time
Quiet time is at 10pm, we ask that our guests help us to maintain the peace and tranquility for which we are known by refraining from any disruptive behavior while on property. (i.e no parties, loud music etc...)

Children must be under adult supervision at all times while on property.
Camping Reservations
Site reservations are not guaranteed for specific sites. Every site is designated 1 tent and 1 vehicle. The same applies for RV sites, 1 piece of equipment and 1 vehicle is permitted. There are no tents permitted on the RV sites. There are no RVs permitted on Tent sites. All dogs within the campground must be always kept on a leash. If visiting cottage guests or grounds please do not bring your furry friends along-this is against policy!
Beach
Please note that there is no lifeguard at this side of the Inverness Beach and so all beach use is at the risk of the user. We recommend forgoing the use of flotation devices, especially in under-tow season.
Events
The Inverness Beach Village does not host weddings or other events on property. If you are reserving accommodations for guests to an event please be respectful of our quiet time hours.
Cooking
We ask that our guests refrain from cooking Shellfish within the cottages, unfortunately this results in the closure of units and loss of revenue. You will be charged a fee as a result, so please cook shellfish outdoors or purchase precooked and enjoy on the patio!
ATV Reservations
All ATV reservations must be approved by the Inverness Beach Village. We typically do not take large groups of ATV's due to the noise. Our property also does not have direct access to trails and requires permission to use main road ways, in peak season this can be rather difficult. In the Spring and Fall it is much more feasible! We accept reservations for no more than 4 ATV's on property at a time.
Pets
Our Cottages are NOT PET FRIENDLY this means that there is to be no pets in or around the cottages (i.e. no tying to decks, leaving them in vehicles etc.…)
Cancellation Policy
All cancellations received up to 30 days prior to arrival will receive a 100 % refund.
All cancellations received up to 15-29 days prior to arrival will receive a 50% refund.
All cancellations received up to 7-14 days of arrival will receive a 25% refund.
All cancellations received within 7 days of arrival will receive a 0% refund.

*If cancelling within 30 days of your arrival we will do our best to sell cottage nights and will offer a full refund if we are able to do so*

*When booking inside of your 30 days, you have 48 hours from the time of booking to cancel without penalty*
Wifi
WIFI IS AVAILABLE BUT IS NOT ALWAYS RELIABLE. Take this opportunity to unplug, sit back and relax! Being in such a rural, beautiful, location sometimes means that your internet connection is not the greatest! There is a good connection with a seating area at the main office: if you are in need to get some work done you are of course welcome to do so here!
Group Reservations
We ask that all groups make note on their reservation or get in touch with us to let us know that they are traveling together so we can be aware and try and get everyone grouped together! We prefer to keep everyone together so as not to disturb the numerous other guests that are here for different reasons!

Each Cottage has a set Max Occupancy please observe and follow this. Any additional guest will incur a $25 fee for usage.
Cottage BBQ
Executive Ocean-View & Executive Partial Ocean-View cottages include a BBQ. All other cottages require rental of BBQ's, guests are welcome to bring their own.
Cottages are SMOKE FREE
Our Cottages are SMOKE FREE If you are a smoker please use an ashtray when smoking on property (we will provide one for you) $200 fee if the cottage smells of any kind of smoke.
